Inviting tenants and collecting rent online

Streamline your rent collection. Learn how to onboard tenants to the tenant portal so they can pay you online and submit maintenance requests.

The Tenant Portal

RentMouse isn't just for landlords—your tenants get their own portal too. They can pay rent, view their lease, submit maintenance requests, and communicate with you. It's a win-win: they get convenience, you get organized and on-time payments.

Adding a Tenant to a Unit

  1. Go to Properties and select the property.
  2. Click on the specific unit.
  3. Click "Add Tenant".
  4. Enter their name, email, and phone number.
  5. Link their lease if you've already created one.

Inviting a Tenant to the Portal

On the tenant's profile, click "Invite to Portal". They'll receive an email with a secure link to create their account.

Tip: Give your tenant a heads up first—"Watch for an email from RentMouse" helps them know it's not spam.

Setting Up Online Rent Collection

For You (The Landlord)

  1. Go to Settings > Payments.
  2. Click "Connect Bank Account".
  3. Complete Stripe's verification (identity, bank details).
  4. Once verified, you're ready to receive payments!

For Your Tenants

In the portal, tenants can add:

  • Bank Account (ACH/EFT): Lower fees, 2-3 business days.
  • Credit/Debit Card: Instant, but higher fees.

Auto-Pay: The Holy Grail

When tenants enable Auto-Pay, rent is automatically charged on the due date. No more chasing payments or sending reminders. Encourage all tenants to set this up!

Tracking Payments

View all payments in Accounting > Income. Each payment shows date, tenant, amount, method, and status.

Handling Maintenance Requests

When a tenant submits a request:

  1. You get an email notification immediately.
  2. View details and photos in your dashboard.
  3. Update status: Received → In Progress → Completed.
  4. The tenant sees updates in their portal.

Communication is key to keeping good tenants!
