Terms of Service

These terms are an agreement between you and RentMouse, a Canadian business (“RentMouse”, “we”), and govern your use of RentMouse. By creating an account or using the service you agree to them.

The service

RentMouse is software for managing rental properties: units, tenants, leases, rent, documents, maintenance, and public landlord pages. It is a tool, not a law firm or an accountant — lease templates, rule summaries, documents and figures it produces are general information, not legal or tax advice, and should be reviewed the way you would review your own work. You are responsible for the leases and notices you use and for following the landlord-tenant laws that apply to your rentals.

Your account

You're responsible for what happens under your account and for keeping your password to yourself. You must be at least 18 years old (or the age of majority where you live) to create an account. Verify your email address; some outward actions (like sending invitations and documents) require it. You must have the right to enter the information you put into RentMouse, including information about your tenancies, and you are responsible for having any consent the law requires to store your tenants’ information here.

Plans and billing

The free plan is free. Paid plans are monthly subscriptions billed in advance by Stripe, in the currency and at the prices shown on the pricing page (currently U.S. dollars), plus any applicable taxes. You can change or cancel your plan any time through the billing portal, and paid allowances lapse when a subscription stops being paid. Prices may change with notice on the pricing page and, for existing subscribers, by email before the change takes effect.

Cancellations and refunds

When you cancel, your paid plan stays active until the end of the month you have already paid for and is not renewed. Payments are not refunded for partial months, unused allowances or downgrades. If we charge you in error — for example, a duplicate charge or a charge after you cancelled — we will refund it in full. Nothing in these terms limits a refund you are entitled to under consumer protection law.

Landlord pages and listings

You are responsible for everything you publish on your public page, including rental listings, photos, prices and descriptions. Listings must be accurate, must describe rentals you have the right to offer, and must comply with the human rights, fair housing and advertising laws that apply to your rentals — for example, they must not state or imply a preference for or against renters based on a protected ground such as race, religion, sex, family status, disability or source of income. Photos and text must be yours or used with permission. We may remove listings or pages that break these rules or that are reported to us as unlawful.

Renter inquiries sent through your page are delivered to you; you are responsible for how you use and protect them.

Acceptable use

Don't use RentMouse to break the law, to send spam, to store content you have no right to store, or to interfere with the service or other accounts. We may suspend accounts that do.

Your data

Your records are yours. We host and process them to provide the service, as described in the Privacy Policy. If you leave, contact us and we'll delete your account's data.

Service changes and availability

We work to keep RentMouse available and improving, and we don't promise it will be uninterrupted or error-free. We may add, change, or retire features. To the extent the law allows, the service is provided as-is and our liability is limited to what you have paid us for it in the 12 months before the claim arose.

Ending things

You can stop using RentMouse whenever you like. We may suspend or close accounts for non-payment or for violating these terms, with notice where practical.

Governing law

These terms are governed by the laws of the Province of Alberta and the federal laws of Canada that apply there. The courts of Alberta have jurisdiction over any dispute about them, unless the consumer protection law where you live gives you the right to bring a claim in your local courts.

Changes to these terms

If these terms change materially we'll note the date above and, for significant changes, tell account owners by email.
