- Cannot raise rent during active lease unless lease allows it
Security Deposit Rules
- No maximum limit: Landlords can charge any amount
- Return deadline: 30 days after tenant provides forwarding address
- Itemization required: Written description of deductions
- Bad faith penalty: $100 + 3x wrongfully withheld amount
Eviction Process
| Reason | Notice Required | Notes |
|---|---|---|
| Non-payment of rent | 3 days (unless lease says otherwise) | Notice to vacate, not cure |
| Lease violation | Per lease terms | Follow lease notice requirements |
| Month-to-month termination | 1 month | Unless lease specifies different period |
| Holdover tenant | 3 days | After lease expiration |
