Key Unique Rules in Quebec

  • No Security Deposits: Landlords cannot ask for any deposit other than the first month's rent.
  • Right to Maintain Occupancy: Tenants can stay in the unit as long as they want, provided they respect the lease conditions.
  • RL-31 Slips: Landlords must issue these tax slips to tenants by Feb 28th each year.
  • Section G: New leases must disclose the lowest rent paid in the last 12 months.

Rent Increases & Renewals

Quebec does not have a fixed % cap, but uses a calculation based on actual expenses.

Notice Timelines (12-month lease):

  • Landlord Notice: 3 to 6 months before lease end.
  • Tenant Response: 1 month after receiving notice.
  • Silence = Renewal: If tenant doesn't reply to a rent increase notice, they are deemed to have refused the increase but renewed the lease (landlord must then go to TAL). *Note: Rules slightly differ if no increase is proposed.
