British Columbia Landlord Tenant Laws 2025

BC rental laws are governed by the Residential Tenancy Act (RTA) and enforced by the Residential Tenancy Branch (RTB). Here's what landlords need to know.

BC Rent Control

BC has rent control for all rental units. The maximum allowable rent increase is set annually by the provincial government based on inflation.

Key Rules:

  • 3 months written notice required using RTB form
  • 12 months must pass since last increase or tenancy start
  • Additional increases may be approved by RTB for capital expenditures
  • No exemptions for newer buildings (unlike Ontario)

Security Deposits in BC

  • Security deposit: Maximum ยฝ month rent
  • Pet damage deposit: Additional ยฝ month if pets allowed
  • Move-in/move-out inspection: Required with tenant signature
  • Return deadline: 15 days after tenancy ends and keys returned
  • Interest: Must be paid annually at prescribed rate
