Notice & Eviction
Georgia law distinguishes between "tenancy at will" (no lease/expired lease) and fixed-term leases.
| Scenario | Landlord Notice | Tenant Notice |
|---|---|---|
| Tenancy at Will (Termination) | 60 days | 30 days |
| Non-payment of Rent | Immediate (Demand for Possession) | N/A |
| Rent Increase (At Will) | 60 days | N/A |
Eviction Process: Landlord files a "dispossessory affidavit" with the court. If tenant doesn't answer within 7 days, landlord gets a writ of possession.
