Register the second unit; there is no licence to buy
Mississauga repealed its second unit licensing process in favour of registration, and registration is free. A second unit has to meet the zoning and registration by-laws, the Ontario Building Code and the Fire Code, and you register by sending proof of ownership and the signed-off building permit for the unit. Separately, apartment buildings of two or more storeys with six or more units sharing a common area register with the City. Keep the permit sign-off with the unit record: it is what registration turns on.

- Rent deposit up to 1 month's rent; damage deposits are not allowed
- Deposit return / claim rule
- Only a rent deposit of up to one rental period is permitted. Damage and security deposits are not permitted; do not generate a security-deposit clause.

- Required yearly at the rent increase guideline rate in effect when it is paid (1.9% for 2027, 2.1% for 2026)

- 24 hours' written notice; entry between 8 a.m. and 8 p.m.
