Shared houses are licensed as lodging houses
Kitchener licenses lodging houses: a dwelling where five or more people, not counting a resident owner, rent lodging units and share the kitchen and other areas. Lodging houses are permitted anywhere residential uses are, subject to that licence, and the application brings fire and property standards inspections with the notice tenants are entitled to under the Residential Tenancies Act. The licence renews annually. Whether a shared house crosses the five-person line is the question worth settling before you advertise rooms.
