Québec City's by-law on the sanitation and maintenance of residential buildings (R.V.Q. 773) sets out two obligations worth knowing before you need them. Where mould contamination covers one square metre or more, investigation and decontamination must follow the BNQ 3009-600 standard, be done by a qualified person, and produce an attestation of conformity that you give the inspector on request. Where pests are suspected, the owner has to engage competent pest management promptly and obtain an assessment or extermination report. In both cases the report is the proof, so file it with the unit.
