Renting in Surrey
Surrey says all secondary suites must be registered and provides a Secondary Suite Fee Web Inquiry tool. Its guidance also sets out zoning, permit and building-code requirements. A registration or a utility charge should not be treated as a substitute for checking the suite’s building approvals.
Check both the registration and the construction history
Use Surrey’s suite page to find the declaration form and registration lookup. For an existing suite without a building permit authorizing it, consult the City’s permit instructions. Save the application reference and the response you receive; a description in an old property listing does not establish approval.
Make shared utility arrangements understandable
Surrey publishes separate suite service and utility charges, including differences between metered and flat-rate properties. Consult the current City schedule when preparing your own budget. Any proposed sharing of costs with a tenant needs to be handled through the applicable tenancy rules and agreement, rather than added to rent without explanation.
Keep each household’s balance separate
For a house with more than one rental household, create a distinct unit and tenancy record for each. A downstairs plumbing request can then stay with that unit even when the repair affects the whole building. Before recording a payment, check which tenant and invoice it belongs to; one street address is not enough to identify the account.
