Tracking repairs with work orders
Record a repair as a work order, set its priority, assign a vendor, schedule the visit and close it with the cost.
Whenever something needs fixing, whether a tenant reported it or you found it yourself.
Maintenance → New work order, and each property's Work orders list.
Create a work order
Choose Maintenance → New work order. Pick the property and unit, give it a short title, and describe the problem. Tenant requests from the portal arrive as work orders automatically.
Priority and status
- Priority: low, normal, high or urgent.
- Status: open, assigned, in progress, completed or cancelled. Filter the list by status to see what still needs attention.
Arrange the work
Assign a vendor from your directory and add the scheduled date. Notes keep the details of calls and visits in one place.
Photos and cost
Attach photos of the problem or the finished work. When the job is done, enter the cost and mark it completed so the history is there next time.
