Two ways to answer
- Tenant pays for everything — the simple case. The lease says the tenant arranges and pays for all utilities, except anything you must provide by law or agree to provide.
- Assign one by one — pick, for each service, whether the landlord or the tenant pays, or leave it off the lease entirely.
Shared and master-metered services
If a service serves more than one unit through a single meter, the lease has to say how the cost is divided. RentMouse offers the usual methods — an equal share per unit, a share based on occupants, or a share based on floor area — and you can describe a different calculation.
Where nothing is shared, the allocation provision is left out of the document rather than left saying nothing is shared.
In a room rental
A room rental asks instead which utilities the rent includes and how a renter's share of anything else is worked out. If the rent includes nothing, that sentence is left out and the cost-sharing rule stays.
