Room Rental Agreements
Letting one room in a shared home, with the questions that arrangement needs.
When the renter has their own room and shares the kitchen, bathroom or other common areas.

How it differs
A room rental is not a whole-home lease with a smaller room. It is a different agreement: it calls the parties Provider and Renter, it describes shared space, and it sets house rules for living alongside other people.
What it asks
- Which areas the renter shares — kitchen, bathroom, living room, laundry, yard, entrance hall.
- What the room comes furnished with, if anything.
- Which utilities the rent includes, and how any other share is worked out.
- Quiet hours, how often a guest may stay over, how shared cleaning is allocated, and what kitchen storage the renter gets.
- Smoking, pets and parking — asked in the words a shared home needs.
An unfurnished room
If nothing is supplied with the room, choose “Nothing — the room is unfurnished”. The furnishings clause is then left out of the document altogether, rather than printing a clause that promises a list and then gives none.
Whether the tenancy rules apply
Sharing a home with the person who owns it can change whether provincial tenancy law applies at all. RentMouse cannot decide that for you.
