Planning a unit's rent and comparing costs

Use the rent planning worksheet to set out a unit's costs, compare nearby rentals, and see the surplus at the rent you are considering.

What the worksheet does

The worksheet adds up the monthly costs you allocate to a unit: mortgage payment, property tax, insurance, condo fees, owner-paid utilities, a maintenance reserve, a management fee and any other costs. With a vacancy allowance and the surplus you want, it shows the break-even rent and the rent needed for that surplus.

Comparable rentals

Add rentals you have found nearby with their asking rent, a source link and the date you saw them. Note differences such as parking, utilities or furnishings. Older observations are excluded from the range, and RentMouse warns you when there are too few comparisons to rely on.

The comparison is evidence you gathered, not a market survey. Use it alongside your own judgement.

Save your assumptions

Save the planning assumptions to come back to them later. They do not change the rent on any lease.
