Choosing the right agreement type
Whole home, one room in a shared home, a sublet, or commercial space.
The first question in the builder, before anything else.

The choice decides the whole document
Each agreement type is a different template with its own articles and its own questions. Switching type later replaces the document, so it is worth getting right at the start. Your answers are kept, so switching back restores them.
The whole home
- Residential Lease Agreement — a fixed-term or periodic tenancy of an entire dwelling. The fullest template, and the usual choice.
- Month-to-Month Rental Agreement — a rolling tenancy with no end date, renewing until someone gives notice.
- Sublease Agreement — an existing tenant letting to someone else, under their own lease and usually needing the landlord's consent.
A room in a shared home
The Room Rental Agreement is for letting one room where the kitchen, bathroom and other common areas are shared. It asks about shared areas, guests, cleaning and storage — questions a whole-home lease never needs.
Commercial space
The Commercial Lease Agreement is for business premises. It is not a residential tenancy, and residential protections do not apply to it.
