Welcome to RentMouse
RentMouse is property management software for independent landlords — people who own a handful of rentals and manage them themselves, in Canada or the United States. It keeps the whole tenancy in one record, so the answer to a tenant’s question is in one place instead of across a spreadsheet, an inbox and a folder of paper.
## What it does
- **Properties and units.** Every building and suite, with occupancy, unit details, photos and market rent. - **Tenants and leases.** Contact details, emergency contacts, lease terms, deposits and renewal dates, attached to the right unit. - **Rent tracking.** Monthly invoices, recorded payments, balances, overdue flags and reminders. Tenants keep paying you the way they already do — cheque, cash or e-transfer — and you record it. - **Leases and e-signing.** Guided lease drafts for your province or state, with the local rules shown beside the decisions they affect, signed online with an audit trail. - **Maintenance.** Requests with photos, priorities, vendors, dates and costs linked to the unit. - **Tenant portal.** Optional and free for tenants: they see their own invoices and documents and send repair requests. - **Your own rental page.** A page at rentmouse.com/your-business that advertises vacant units, takes spam-protected inquiries and doubles as the tenant sign-in.
## What it doesn’t do
RentMouse is a record, not a bank: it does not collect rent or hold tenant money. It does not screen tenants or syndicate listings to other sites. The province and state guides are general information with sources, not legal advice.
## What it costs
The free plan covers one property and one unit with every feature. Paid plans add room for more properties and units; see [Pricing](/pricing).
## Where to start
Read the rules for your [province](/ca) or [state](/us), or [create a free account](/signup) and add your first unit.
